Residence through property
This is the most common route for buyers in Alanya. The key conditions are:
- a valuation of at least $200,000 in an official appraisal report (for purchases after 16 October 2023);
- the neighbourhood must be open to registration by foreign residents;
- the flat must have an address code – numarataj;
- a DAB, the certificate confirming you sold foreign currency to a Turkish bank.
For purchases from $400,000, citizenship becomes an option instead, with a 3-year ban on selling the property.
A property-based permit is granted for a limited period and then renewed. At renewal, the authorities check again that you still own the property and that your address is registered. If you are thinking of selling, plan in advance on what basis you will renew your permit.
How to apply
- Complete the online form on the e-ikamet portal and book an appointment.
- Gather your documents: passport, photos, health insurance, proof of address and documents supporting your basis, such as the title deed and appraisal.
- Pay the fees and card charge.
- Attend the appointment at the migration office.
- Wait for the decision; the card is sent by post.
Worth knowing
- The number on your permit card starts with 99 and also serves as your tax number.
- Incomplete paperwork or address discrepancies can lead to delays or refusal.
- Thresholds, open neighbourhoods and document requirements change – check the current conditions before applying.
