An inflated price is the main reason homes sit on the market for months. An underpriced one is money lost. We price your property on actual sales in your complex and area, not on asking prices, which are often far from what homes really sell for.

Paperwork checked before you list
Most failed sales fall apart over details that could have been sorted in advance. Before going to market, we check:
- the title deed and building status (kat mülkiyeti or kat irtifakı);
- encumbrances: mortgages, liens, restrictions;
- outstanding maintenance fees, utilities and property tax;
- valid DASK earthquake insurance.
Tax on the sale
If you sell within 5 years of buying, capital gains tax may apply to the profit. The gain is the difference between the sale and purchase price after indexation, and part of it is tax-free. After 5 years of ownership, there's no tax. Many owners who bought in 2022 become exempt in 2027, so waiting can sometimes pay off. It's worth getting an exact figure from an accountant (mali müşavir), and we can introduce you to one. The official rules are published by the Turkish Revenue Administration.
If your residence permit or citizenship is tied to the property
- Residence permit. Once you sell, the property no longer supports your permit. If you want to stay in Turkey, plan a new basis in advance.
- Citizenship. A property bought for citizenship can't be sold until 3 years after purchase.
How the sale works
- You send us the address, photos and a copy of the title deed.

- We sign a brokerage agreement (yetki sözleşmesi), as Turkish law requires.
- We prepare photos, video and listings and launch the marketing.
- We run viewings and negotiate with buyers.
- We prepare the documents and book the Land Registry appointment.

If you're outside Turkey, the sale can be completed via notarised power of attorney.
