About the area

Oba, Alanya: Where Residents Live Year-Round

Ask foreigners who have moved to Alanya permanently where they live, and many will say Oba. With 32,496 residents at the end of 2025 (TÜİK), it is the city's second-largest district after Mahmutlar. Oba begins 3–4 km east of the old town and climbs from the beach up into the hills. It has the main state hospital, most of Alanya's well-known private schools and shops that stay open in January. It feels less like a resort and more like a town people actually live in.

The parts of Oba

Oba is big, and each part has its own feel:

  • Obagöl, down by the sea: a beach, seafront cafés and buildings 200–400 metres from the water. This is where people look if they want to walk to the beach.
  • Central Oba (the Çarşamba area), along the main roads: shops, banks, schools and the hospital. Easy to live without a car.
  • Upper Oba and Karakocalı, on the slopes: newer complexes, quieter streets and views of the sea and the castle.

Alanya centre and Cleopatra Beach are about 10 minutes away by car or bus. Oba borders Cikcilli in the hills above, Tosmur to the east and Alanya centre to the west.

Healthcare

Alanya Training and Research Hospital (Alanya Eğitim ve Araştırma Hastanesi), the city's main state hospital and the teaching hospital of ALKÜ university, sits on the border of Oba and Tosmur. It has a 24-hour emergency department and the full range of specialists. Private clinics, labs and pharmacies cluster around it. For retirees and families with young children, this is often the deciding factor.

Schools: Alanya's education district

Nowhere else in Alanya has so many private schools in such a small area. Along Tosunlar Caddesi, Albeni Sokak and Karakocalı Caddesi you will find:

  • Özel Alanya Bahçeşehir Koleji, with a primary school, an Anadolu Lisesi and a STEM-focused science and technology high school, classes of around 20–24;
  • Özel TED Alanya Koleji, open in Alanya since 2007, primary and high school;
  • Özel Yaşam Tasarım Okulları, Özel Alanya Yedi Bilim Koleji, Özel Rukiye Okşar Koleji and Özel Deniz ve Doğam İlkokulu;
  • Klassika-M, a private school following the Russian national curriculum, with a kindergarten.

State schools include Obaköy İlkokulu, Hacıkadiroğlu İlkokulu, Aşağıoba Hasan Atıcı İlkokulu and the Oba Akdeniz Anadolu Lisesi high school. Plenty of families pick Oba so their children can walk to school instead of taking a bus across town.

Shopping and everyday life

Oba has large chain hypermarkets, DIY and hardware stores, car services and vet clinics: the things you need to set up a home rather than spend a holiday. Every Monday the Oba Göl market sets up on Hacıkadiroğlu Caddesi in Obagöl, one of the biggest weekly markets in Alanya. The Alanyum shopping centre, on the ring road next to Cikcilli, is five minutes away.

Buildings and complexes

Oba has a bit of everything: older blocks without lifts, boutique complexes of 20–30 apartments and large sites with indoor pools. The higher up the hill, the newer the buildings. Complexes currently on the market include Smart of Cleopatra 11, Best Suite, Lotus Garden, Best Home Gardenia, Özgüneykent and Orient Hill.

Sample asking prices from 2026 listings:

  • a 55 m² one-bedroom in Obagöl, 250 metres from the sea: 5.1 million TL;
  • a furnished 95 m² two-bedroom 200 metres from the beach: 5.8 million TL;
  • a 200 m² four-bedroom duplex in Obagöl: 7.67 million TL;
  • a 120 m² frontline two-bedroom with dual aspect: 16 million TL.

Larger apartments are noticeably cheaper per square metre than one-bedroom flats. Investors compete for one-bedrooms to rent out, while local families buy three- and four-bedroom homes.

Oba costs about 10% more per square metre than Mahmutlar and less than Kestel, while being half the distance to the centre.

Rental returns

The average long-term rent is about 26,400 TL a month, roughly €480, for a gross yield of about 5.2% and a payback period of around 19 years. Tenants here are mostly people who live in Alanya all year: hospital doctors and nurses, private school teachers, families. As a result, Oba apartments sit empty in winter less often than those in resort areas.

Residence permits

Oba was not on the list of neighbourhoods closed to new residence permit applications in 2022. Foreigners could apply here even while Mahmutlar and Kestel were closed, which is why many resale apartments in Oba were originally bought with a residence permit in mind. People moving to Alanya to live rather than to holiday. Families who want a school and a hospital close by. Buyers who want to be ten minutes from the centre without paying centre prices.

For quiet and a high sea view, go up to Cikcilli or Tepe. If a beach on your doorstep and a lower budget matter more, look at Mahmutlar.
