Alanya City Centre: Which Neighbourhood to Buy In
There is no single district called "Alanya centre". The term covers several neighbourhoods (mahalle) around the castle peninsula: Saray, Güller Pınarı, Kızlar Pınarı, Cumhuriyet, Şekerhane, Hacet and the old town inside the walls. Prices between them differ by almost a factor of two, so the first question is which centre you mean. What they share is the ability to live without a car: Cleopatra Beach, the promenade, markets, banks and government offices are all within walking distance.

The table shows something many buyers miss. The neighbourhoods by Cleopatra Beach, Saray and Kızlar Pınarı, are now cheaper per square metre than several districts in the east, and they barely moved over the year. The old town and shopping streets, by contrast, rose 40% or more.
Saray and Kızlar Pınarı: Cleopatra Beach
Cleopatra Beach runs for over two kilometres along the west side of the peninsula. It has fine sand, a gentle entry and Blue Flag status. Damlataş Cave, known for its unusual microclimate, sits at the start of the beach, and the cable car to the castle leaves from there.
Most buildings date from the 1990s to the 2010s; the average building in Saray is about 11 years old. New-builds are rare because there is almost no land left. Buyers mostly choose resale two- and three-bedroom flats with separate kitchens, often in the second or third row from the sea. For example, a two-bedroom in a new building 500 metres from Cleopatra Beach was listed at 7.15 million TL.
Güller Pınarı: the east seafront
East of the harbour, Keykubat Beach and a long promenade run towards Oba. Güller Pınarı feels like an ordinary city neighbourhood, with cafés, hotels and shops along Atatürk Bulvarı. Prices are slightly above Saray and rose 15% in a year.
The old town: Tophane, Hisariçi, Çarşı
Inside the castle walls and on the slope below stand old Ottoman houses, many of them listed. Buying here is a special case: any renovation needs approval from the heritage protection board, and not every house can be reached by car. In return, it is the only place in Alanya where you can live in a stone house overlooking the Red Tower, built in 1226, and the medieval shipyard. Prices per square metre are the highest in the city, but there are few properties and each one needs individual checks.
Everyday life and paperwork
The town hall, tax office, land registry (tapu), post office and most banks and notaries are in the centre. For a foreign buyer, nearly every purchase and residence permit step can be done within a ten-minute walk.
There is a market most days: Tuesday in Kızlar Pınarı, the big Friday market in Şekerhane and Sunday in Hacet. The Alanyum shopping centre is on the ring road in Cumhuriyet.
Schools
The centre has Alanya's oldest private school, Hamdullah Eminpaşa (HEP), on the castle slope, the Alanya Lisesi high school in Kadıpaşa, the Atatürk and Abdurrahman Alaattinoğlu middle schools in Hacet, Ali Nazım Köseoğlu Ortaokulu in Kızlar Pınarı and the private İsabet Okulları.
Rental returns
In Saray, average long-term rent is about 28,400 TL a month (about €515), for a gross yield of about 4.8% and a payback of about 21 years. In Cumhuriyet the yield is lower, around 4.4%.
Long-term yields are lower than in Tosmur or Mahmutlar because apartments cost more. The centre's strength is holiday letting: tourist demand is the highest in Alanya, especially near Cleopatra Beach. Short-term rentals need a permit from the Ministry of Culture and Tourism, so factor that into your plans.
Getting there
Gazipaşa-Alanya Airport is about 40 km away and Antalya Airport about 120 km, the shortest transfer of any Alanya district. City buses run from here to every neighbourhood.

None of the central neighbourhoods was on the list closed to new residence permit applications. We check the status on the date of purchase.
Who the centre suits
People who want to live without a car and walk to the beach, cafés and offices. Investors in holiday rentals. Buyers who care about liquidity: apartments near Cleopatra Beach sell quickly in any year.
If you want a new building with a pool and facilities, the centre has very few. Look at Oba, Kestel or Mahmutlar. For a villa with a castle view, go up to Tepe or Bektaş.
