updated

A site is a residential complex in the Turkish sense: one or more apartment buildings on a shared, gated plot with communal facilities such as security, a swimming pool, gardens and parking. The word is spelt like the English “site” but pronounced the Turkish way, roughly “see-teh”.

How a site differs from an ordinary building

A standalone block of flats without shared grounds is called an apartman in Turkey. A site is an enclosed plot where flat owners jointly own the common areas and share the cost of running them. Facilities vary from complex to complex:

  • security staff, gates and CCTV;
  • an outdoor pool, sometimes an indoor one as well;
  • landscaped gardens and a children’s play area;
  • parking and lifts;
  • in newer developments, a gym, sauna or hammam.

Listings in Alanya often say “site içinde”, meaning “within a complex”. For a buyer, that signals shared amenities and a monthly service charge to maintain them.

How a site is managed

Every site is governed by a yönetim planı, its management regulations. This sets the rules for using common areas, how costs are split and, in some cases, restrictions on things like short-term letting or pets. Major decisions are taken at the general meeting of owners, while day-to-day matters are handled by a manager (yönetici) or a management company.

Running costs are covered by the aidat, a monthly fee paid by each flat. The more facilities a complex offers, the higher the aidat tends to be, so it belongs in your budget alongside the purchase price.

What to check before buying in a site

  1. The yönetim planı: what is and isn’t allowed, especially if you intend to let the property (see short-term rental rules).
  2. Whether the seller owes any aidat – the manager can confirm this.
  3. Whether the buildings have an iskan (occupancy permit) and what condition the shared facilities are in.
  4. How management works: who runs it, how meetings are held and whether money is set aside for repairs.

A site or a standalone building?

A complex suits people who spend part of the year in Alanya or let their property: the grounds are looked after without the owner’s involvement, and there is security and a pool. The trade-offs are regular running costs and shared rules you have to live with. A standalone apartman or villa offers more freedom, but upkeep falls entirely on the owner.

FAQ

What does “site” mean in Turkish property listings?

A site is a gated residential complex with shared facilities such as security, a pool, gardens and parking. Owners pay a monthly aidat to maintain them.

Do I have to pay aidat if I own a flat in a site?

Yes. Every owner contributes to the upkeep of the common areas. The amount and payment terms are set by the general meeting and the complex’s yönetim planı.

Can I let my flat in a site on a short-term basis?

It depends on the complex’s yönetim planı and on obtaining a short-term rental permit. The rules change, so check the current conditions before you buy.
