Tosmur, Alanya: A Quiet District Between River and Sea
Tosmur is a narrow strip of town between Oba and the Dim River, with Kestel on the far bank. It had 11,520 residents at the end of 2025 (TÜİK), which makes it one of the smallest coastal districts in Alanya. It feels more like a residential suburb than a resort. What most guides miss is the numbers: according to Emlakjet, Tosmur has one of the highest long-term rents in Alanya while its price per square metre is lower than its neighbours'.

The Dim River
Tosmur's eastern edge follows the Dim River, the best-known river in Alanya. Its water comes down from the Taurus Mountains and stays cold even in August. Along the banks are the famous riverside restaurants with wooden platforms over the water, where local families spend whole summer afternoons. Further up the valley is a nature park with picnic areas, and Dim Cave is ten minutes' drive away.
Apartments with a river view are their own niche. Listings call them "Dim Çayı manzaralı", and you will only find them in Tosmur and Kestel.
The beach
Most of Tosmur is a 5–10 minute walk from the sea. The beach continues Oba's shoreline, and near the river mouth, where fresh water meets the sea, the water is always a little cooler. On the hottest days, that is exactly why locals come here.
A hospital on the doorstep
Alanya Training and Research Hospital, the city's main state hospital with a 24-hour emergency department, sits on the border of Tosmur and Oba, about five minutes away. Few coastal districts can offer that, and it matters to retirees and families with young children.
Schools
Tosmur has the state Tosmur Fatma Özmüftüoğlu primary school (about 510 pupils) and middle school. In the neighbouring Dimçay quarter there are Ali İhsan Dimçay İlkokulu and Dimçayı Ortaokulu. All of Oba's private schools, including Bahçeşehir, TED and the Russian-curriculum school Klassika-M, are 5–10 minutes away by car.
Everyday life
Tosmur has its own weekly market every Thursday, one of the few on Alanya's east side, and residents of Kestel come here to shop too. Supermarkets, pharmacies and cafés line the D-400 and the main streets; the larger shopping centres are in Oba and Cikcilli. Buses to the centre and the bus station run through Tosmur and Oba, and the ALKÜ university campus in Kestel is five minutes away.
Buildings
The housing stock is a little older than in Kestel or Mahmutlar, with an average building age of about ten years. Many buildings date from the 2010s and have a pool and garden without resort-scale facilities. On the slopes there are newer complexes with sea and castle views, such as Orient Hill, and some large apartments, including four-bedroom duplexes of up to 280 m².
Listings in Tosmur often say "ikamete uygun", suitable for a residence permit. The district was never closed to new applications, and sellers make a point of it.

The average asking price is 60,600 TL per m², about €1,095. Prices rose only 6.5% over the year, one of the slowest rates among the coastal districts.

In practice, Tosmur costs about the same as Mahmutlar but is twice as close to the centre and five minutes from the hospital.
Why rents are high here
The average long-term rent is about 28,500 TL a month, roughly €515. That is higher than in Mahmutlar, Kestel or Oba, even though buying here is cheaper. The result is a gross yield of 5.4–5.6% and a payback period of 18–19 years, among the best in Alanya.
The reason is simple. With the hospital and the university nearby, there is a steady pool of tenants: doctors, nurses, lecturers and students who want to live close to work and are willing to pay for it.
Residence permits
Tosmur was not on the list of neighbourhoods closed to new residence permit applications in 2022. We still check the status on the date of each purchase.
Who Tosmur suits
Investors looking for long-term rental income with a solid yield. Families who want a hospital and a school close by. People who prefer quiet streets and a cold river to a busy promenade.
If you want low-rise buildings right on the beach, look at Kestel. If you want private schools and every service within walking distance, Oba is the better choice.
